After your request has been personally confirmed, you will receive a link to our booking system. There you pay a deposit of 25% of the total price; the balance is due 42 days before arrival.

Yes. Up to 43 days before arrival we retain the 25% deposit; from the 42nd day before arrival we charge 90% of the total price. You may name a replacement guest to take over the booking at any time. We recommend taking out travel cancellation insurance. Details in our rental terms.

Yes. The Balearic Islands levy a tourist tax (Impuesto de Turismo Sostenible, “Ecotasa”). It is not included in the rental price; it is calculated during the online check-in per person, per night and per season and paid by credit card.

Water, final cleaning, bed linen and towels are included. Electricity is included up to 200 kWh per week; beyond that we charge €0.30 per kWh. As a guide: running the air conditioning all day costs at most about €10–15 per day.

The €400 security deposit is only pre-authorised on your credit card during the online check-in, not charged. After your departure any excess electricity is settled and the rest is released.

You book directly with the owner — no property manager, no middleman. Our local caretaker Jürgen is available on-site.
